Small hotel on the 4th floor of a centrally located,old, office building. Reached by an old elevator. Location is great. Breakfast is simple and fine. The staff is nice and friendly. However, it's far from a 4 star hotel. It's old, and pretty dark. The front desk is staffed till 9 pm. They Gove you 3 keys to open the building, the 4th floor, and your room. There's no lobby to the building. The paint is falling from the wall on the way to the elevator. The fruits left in our room are a nice gesture, but we're soft and borderline rotten. The hotel street sign outside is of 4 stars, but it's more of like 2. I'll be generous and give them 3 because of the nice staff. So, for a 4 star expectation, the are unacceptable. If the expectation is 2 star, they are good.

Good day, we disagree with your severe review. In no 2 star hotel you find the services that you get in our Hotel, from the cleaning to the facilities or the breakfast which stands on a 3 meter table with sweet and savoury food, some of which locally produced. We are very much aware of the conditions of the entrance, but despite our costant petitions, the buildiing renovations take a long time due to it being tied to historical and artistic value. The hotel is old and dark. We arrive and were surprised because is in the 4th floor with just a small and dirty elevator. What was supposed to be a boutique hotel is just an old hotel in need of a lot of work. The room was big but that is the only good thing to say. The floor on the room moved as we walked! It was so bad that we refused to stay and looked for other hotel. The room was prepayed (for a week) and in spite of our request for return some of the payment they slimply refused. Ok it was their right but we did not sleep there a single nigth! The location is very central but thats all.

Hello Lucilia, we are very sorry for your negative experience, I understand it is frustrating but all infos regarding the place are written. We are working to improve the shortcomings of building. We cannot afford to lose a room which was booked for a week, we have only 8 of them and it would be a serious loss to return the reservation because the place is not of guests' likings. Many businesses like ours have this policy which is clearly stated to safeguard from misunderstandings and it is sad that they happen anyway. We tried to accomodate you as best as possible, you've been such kind people, it's a real pity you did not want to spend your nights in our place. We were aware that the hotel was not on street level but there wasn't any information telling us that it was up the equivalent of 5 stories. We counted the steps and there were 99. The hallway entry off the street was poorly lit and not at all clean. The lights in the stairway only come on by motion and immediately shut off if you stop moving. They turn back on when you move again but you are now moving, on the stairs, in the dark. The elevator service was iffy at best. The shower enclosure was one of the worst we have experienced in our many overseas travels. We have stayed in many 4 star hotels and here is no way this is a 4 star hotel. The one star wand must have been dropped and bounced.

We stayed in this hotel in September, had a family suite as it was the only room available, with breakfast it was 90 Euro. Arriving by car is difficult, the only place to stop is in the parking bay opposite. You can cross the road, unload your bags and the hotel arrange for a company to collect your car, park it, then return it when you ask, quite handy for a city centre hotel. The hotel is very traditionally decorated and furnished, good bathroom.Good breakfast [included in room rate]. Would stay again.

Located near the old city walls and an easy walk from the train station, in a period building–with a portico. Antique furnishings in well-maintained rooms, reliable wifi, friendly and professional staff. It is a very small, boutique hotel so no luxury services for the overindulgent crowd. I was very pleased with my stay.

This hotel is a great option for those visiting Arezzo. The hotel is right in the middle of the action, however it is on the 4th floor so there was no noise at night which made for some great sleeping. Getting there is super easy as well. It is literally 5 minutes (by foot) from the train station or upon entering by car. There is an elevator if one doesn't want to exercise, but we choose the stairs. The staff are ALL fantastic and extremely helpful with things to do, places to see and restaurants to eat at. Beatrice, Enrico and Jessica are awesome. They were extremely helpful, kind, courteous and professional (and fun). Also, the breakfast is fantastic and Jessica makes a mean cappuccino (or 3 like we had ever morning)!! Would stay here again anytime and I highly recommend this hotel in the absolutely stunning and GORGEOUS city of Arezzo!!

My family and I felt truly immersed in the Italian culture, and the town of Arezzo (and yes, I can now pronounce the town name correctly thanks to the great staff) by staying at your hotel. The accommodations exceeded our expectations in every way. The staff was beyond helpful to us in every way possible no matter what our request was. The breakfast food provided, along with the morning table service, was great! We love Italy. And now we love Arezzo too. Will definitely stay here again.

This is a quirky hotel on the 4th (5th in the US) floor of an office building. There is an elevator, though when we did not have luggage we preferred the stairs. That being said the location is ideal, the rooms are clean and the staff is friendly. Decent breakfast
